Washington's Preliminary Notice Requirement

Washington requires subcontractors and material suppliers (not in direct contract with the owner) to serve a "Preliminary Notice" within 60 days of first furnishing. Without it, lien rights are limited to the 60 days before the notice was served.

Deadline: 60 days from first furnishing labor or materials

Does the Property Type Change Your Deadline?

Same notice and filing requirements. Washington's residential homeowner protection laws require additional disclosures for residential work โ€” verify with local counsel.

What Contractors Get Wrong in Washington

1
Serving the Preliminary Notice late โ€” limits lien rights to work done in the 60 days before notice
2
Failing to serve all required parties (owner, GC, and lender)
3
Missing the 90-day lien filing deadline after project completion or last furnishing
