Arizona's Preliminary Notice Requirement

All contractors and suppliers (except original contractor) must serve a Preliminary 20-Day Notice within 20 days of first furnishing. Late service limits lien rights to work done in the 20 days before notice was served.

Deadline: 20 days from first furnishing labor or materials

Does the Property Type Change Your Deadline?

Same notice and filing requirements apply to both residential and commercial projects. Residential properties may require additional owner disclosure notices.

What Contractors Get Wrong in Arizona

1
Serving the Preliminary 20-Day Notice late โ€” coverage is limited to 20 days before the notice was served
2
Failing to serve all required parties (owner, GC, and lender)
3
Missing the 120-day filing deadline after last furnishing
